Are you looking for a luxury break in the Lake District with private lake, tennis court and 10 acres of gardens and woodland? The Barn for four guests at Linden Farm House is a 5-star self-catering property set in the Cumbrian country side between the Lake District mountains and the Pennine fells. You will be 20 minutes from Pooley Bridge on the shores of Ullswater and 30 minutes from Keswick on the banks of Derwentwater. 

The Barn has been designed with you in mind with a kingsized bed, egyptian cotton linens, Nespresso coffee machine and Smart TV. An modern open plan kitchen/diner and living room has a fantastic view of the lake. We welcome one well behaved dog and there is no shortage of walks direct from The Barn. Sit by the lake, light the fire pit and watch the sunset, star gaze and if you're lucky you might see the Northern Lights. Feeling adventurous? Take one of the kayaks onto the lake or the little rowing boat, it’s a great place to observe wildlife. We have otters, swans, kingfishers, deer and squirrels here at Linden Farm House so if you are a nature lover this is the place for you! 

The nearest pub serves good food and is a 5 minute drive away, Penrith with its range of restaurants, wine bars and shops is just 20 minutes by car. We are lucky to have Michelin starred restaurants in our locality. 

Whether it’s a lakes and mountains summer holiday, weekend break, honeymoon, mini moon or just an escape to the countryside, Linden Farm House is a special place, you won’t be disappointed.

From M6 Junction 40 Penrith Follow signs for A66 East, upon exiting roundabout keep to the left lane of the A66 dual-carriageway. As you approach the next roundabout the left-hand lane divides into two lanes, keep left in the lane marked ‘PEN A686’. Take the second exit at this roundabout onto the A686, this is signposted to Alston but is easily missed. Follow the A686 for five miles crossing the traffic lighted River Eden bridge as you approach Langwathby. Continue on the A686 passing under a railway bridge and up a steep hill out of Langwathby village. Once over the crest of the hill you can briefly take in the view of the Pennines ahead (weather and daylight permitting). The road begins to descend as you approach a sharp dip. Shortly before you descend into the dip you will see a speed camera sign on the right followed quickly afterwards by the ruins of a small barn. Prepare to slow down as the road descends into the dip and at the very bottom take the right turn into a farm track. Follow this track to the end, which straightens and levels off after a short distance, go past the large cream coloured house on your right and after a further 200 metres take the middle of three lanes that divide from the farm track. After a further 150 metres you will arrive down a short slope into the cobbled yard of Linden Farm House. Please park your vehicle in the yard whilst you unload then park in the marked parking area. Thank you. 

From Westbound A66 after Appleby bypass After the 40mph speed restriction at Kirkby Thore the A66 enters a dual-carriageway section (the Temple Sowerby bypass) take the exit signposted to Temple Sowerby and Morland. Turn left at the T-junction at the end of the slip road following signs for Temple Sowerby and passing beneath the A66. Turn left at the next T-junction, still following signs for Temple Sowerby. Continue on this road all the way through Temple Sowerby village and for about a further half a mile. Take a right turn signposted to Culgaith (B6412). Continue on the B6412 all the way to Langwathby, it climbs a hill to Culgaith, over a railway level crossing then winds its way through Culgaith village and straightens out considerably over the next three and a half miles to Langwathby. As you enter the village of Langwathby the B6412 brings you to a cross roads with the A686. Turn a very sharp right onto the A686 signposted to Melmerby and Alston. Continue on the A686 passing under a railway bridge and up a steep hill out of the village.
